In Central Alabama The Home Inspector frequently observes cracks in a basement wall. What causes the crack and what is the remedy?   1. Foundation Movement: Horizontal cracks in basement walls are often indicative of pressure from the soil outside the foundation. This pressure can result from expansive soil, poor drainage, or hydrostatic pressure from water buildup around the foundation. If left unaddressed, this pressure can lead to further cracking and even structural failure.

  2. Settling: Settlement of the foundation can also cause horizontal cracks. This may occur if the soil beneath the foundation was not properly compacted during construction or if there are changes in soil moisture content over time.

  3. Hydrostatic Pressure: Water pressure from saturated soil around the foundation can push against the basement walls, causing horizontal cracks, especially if the walls are not adequately reinforced or waterproofed.

What to Do:


  1. Address Water Issues: If the crack is due to hydrostatic pressure or poor drainage, it's crucial to address water issues around the foundation. Ensure proper grading, gutter maintenance, and downspout extensions to direct water away from the foundation. Additionally, consider installing a drainage system or waterproofing membrane to prevent water from accumulating against the basement walls.

They can assess the crack and underlying issues to determine the best course of action.
